    NHBC Construction
    • All properties will be built in a traditional manner with external walls of weather facing brickwork and/or blockwork with render with a plinth course of brickwork on some elevations, see plot specific elevations with a fully insulated cavity and inner skin of blockwork.
    • Foundations are traditional deep strip designed and constructed to suit local sub soil conditions.
    • Sub floors are suspended pcc with a damp proof membrane with screed and insulation.
    • Internal walls will be a combination of loadbearing blockwork and internal stud partitioning.
    • Roof timbers comply with the size and quality recommendation of the Timber Research and Development Association and Truss Plate Association.
    • Roof insulation is installed to comply with current building regulations.
    • All homes are built to conform with the NHBC Buildmark Scheme standards and are protected by a 10 year warranty. Every Redbourne home built complies with all current building regulations.

    External Features
    • Driveways and parking spaces are of Tegular block paving.
    • Front gardens will be turfed and landscaped in accordance with the local authority approved soft landscaping scheme and rear gardens graded to receive turf by the purchaser.
    • Fencing to the rear and division boundary is to be close boarded on timber posts and timber gravel boards. Gates are as indicated on the site plan and in keeping with the fencing.
    • Footpaths and paved areas to the rear will be in buff riven paving.
    • Outside tap will be provided as standard.

    Internal Features
    • Internal doors will be 6 panel wooden style painted white with Chrome door furniture.
    • Where shown built in wardrobes will have matching doors to suit internal door specification.
    • Ceilings are of a plain plastered finish.
    • Staircases will be turned softwood timber newel posts with traditional 32mm spindles all painted white.
    • Ogee profile moulded skirtings and architraves.
    • Emulsion to walls (please note Magnolia Matt as standard) any changes to be notified to the developer and additional costs may be incurred by the purchaser.
    • Emulsion to ceilings in white matt only.
    • White gloss to all architraves and skirtings.
    • Oil fired central heating to be provided as standard – Ground/Air Source Heat Pumps can be provided as an alternative heat source dependant on construction stage at an additional cost to the purchaser.
    • Windows are PVC-u double glazed with chrome locking handles as standard plus trickle vents.
    • French doors are PVC-u double glazed with security multi point locking system, Chrome door furniture.
    • Composite front door with security multi point locking system with chrome door furniture and letter plate.

    Kitchens and Utility
    • There will be a choice from a Symphony range of units with an inset stainless steel sink as standard plus a range of worktop styles to compliment the chosen door finish will be available (subject to build status).
    • All private properties will include AEG oven, hob and extractor, dish washer, washing machine and fridge freezer as standard.
    • Wherever possible all appliances will be integrated.
    • Ceramic tiled floor to the kitchen and utility (where applicable) by Porcalanosa.
    • Wall tiling to create a splash back to work surfaces will be available to choose from our Porcalanosa standard range.
    • All tiling from the Porcalanosa range of tiles.

    Electrical lighting and communication
    • Doorbell with push button.
    • Telephone points as standard to lounge, hall, study and main bedroom.
    • Outside lights to the front door, rear entrance and patio doors where applicable with PIR sensors.
    • Electrical installation protected by circuit breakers provides for lighting, cooker outlet and 13 amp ring mains outlets including many double sockets and digitally compatible TV outlets.
    • TV outlets to lounge, study, kitchen, and all bedrooms as standard.
    • Downlighters as standard to kitchen, utility, WC, bathrooms and ensuite.Under Pelmet lighting to kitchen units as standard.
    • Intruder alarm fitted as standard.
    • Chrome fittings to all GF areas as standard, PVC-u elsewhere.

    • PVC-u fascias and barge boards.
    • Full height wall tiling to shower areas and half height elsewhere as standard.
    • Power and light to garages as standard.
